A four story 45,000 square foot award winning mixed use condo project. Three floors of condos framed over a 10-inch post-tensioned concrete slab. Condo floors consist of heavy glulams, with tongue-and-groove floors. Due to poor soil conditions, a conventional heavy-piling foundation was recommended by the geotechnical engineer. FCE value-engineered the system to utilize a mini-pile design to save over $100,000. This project was completed fall 2004.
